Interest-free loans for renovations

The Canada Greener Homes Loan incentive introduced by the federal government makes interest-free loans of up to $40,000 available for homeowners to help pay for the cost of energy efficient retrofits.

Energy advisors play a key part in the delivery of the loan.

Booking an energy evaluation is a requirement to qualify for the loan.

Qualifying upgrades for the loan include windows, doors, attic insulation and heat pumps. See full list here

These loans are only available to homeowners who have had an energy assessment on their home before the renovation begins.

How the loan process works

Step 1: Confirm Eligibility

 

Confirm your eligibility using the official criteria, or by speaking with our team.

For the next step you will need:

  • A property tax bill number to prove ownership

  • A valid piece of government-issued ID to prove the property is your primary residence

Tip: your tax roll number can be found on BC Assessment. Just type in your address and find the Area-Jurisdiction-Roll.

Step 2: Create your application

Begin your online application here

Select HomeStep.ca as your service provider to conduct the EnerGuide evaluation.

Provide your property tax bill number & your government ID

Step 3: Book your evaluation

Once you have selected HomeStep.ca you are automatically added to our waitlist.

If you have finished creating your application you are ready to book your in-person energy evaluation

Step 4: Pre-retrofit EnerGuide home evaluation

 

You must complete a pre-retrofit EnerGuide evaluation before beginning the retrofits to be eligible for the loan.

An energy advisor performs the pre-retrofit EnerGuide evaluation, which measures the energy efficiency of your home. The evaluation is conducted in person and takes 1-2 hours to complete. During this time your advisor can provide guidance on the energy upgrades you are considering.

Step 5: Plan your retrofits and get quotes from contractors

Review the report’s recommendations and decide which retrofits work best for your budget and renovation plans. Speak with contractors and get at least 1-3 quotes for each of the retrofits in your plan.

Step 6: Submit an application for the loan

Log in to your Canada Greener Homes Grant account and click on the button to access the loan portal. Your application will require documentation of your income, ID, property tax, and quotes from contractors.

Based on your application, the program will calculate the maximum loan amount you are approved for. You can access up to 15% of your loan funds in advance to pay for upfront costs, such as paying a deposit to your contractor.

Step 7: Complete your retrofits and keep receipts and invoices

Start your work and make sure to keep copies of all your receipts and invoices along the way.

Step 8: Get a post-retrofit EnerGuide evaluation

 

Once the retrofits are complete, contact your service organization to request a Post-Retrofit EnerGuide evaluation. An energy advisor will evaluate your improvements and provide you with an updated EnerGuide label and a new report with grant estimates.

Step 9: Receive your loan amount

The energy advisor will update the information related to your final evaluation in the grant portal. You will have to upload all your final invoices/receipts to the grant portal and receipts for the retrofits to the loan portal. 

After a final review, the approved loan amount will be deposited into your bank account (less the initial advance, if you received one) within 10 days.

Step 10: Repay your loan over time

You will receive detailed information on the repayment of your loan over the 10-year period.
